Your whole group under one roof, on 5 private acres in Colorado Springs

The home we built and raised our family in, now where yours comes together. 6 bedrooms, real beds for 14, a private theater, game room, hot tub and three fire pits in Black Forest.

Welcome to Aspen Leaf Estate

Everyone gets their own corner, and everyone ends up together

Aspen Leaf Estate isn't an investor rental. It's a family home, and your stay is enhanced by personal hosts who have a personal interest in making it memorable. It sits on five private acres in Black Forest, at the quiet edge of Colorado Springs, at 7,450 feet with views to Pikes Peak.

Three levels give every household its own space: a main-level primary suite, an upstairs wing for the kids, and a lower level with two more bedrooms, a game room, a wet bar and a home theater. When it's time to come together, there's a two-story great room, a chef's kitchen with an 8-burner range, a dining table for a crowd, and a hot tub and fire pits outside under big Colorado skies.

Planning for everyone?

The house is the itinerary

If you're the one who got everyone to commit, this is for you. Nobody splits across hotels, nobody gets bored, and you don't pay for everyone's entertainment. It's all right here.

One property, real beds for 14

Three levels and six bedrooms, so each family gets its own space. No couch shifts, no second hotel.

Something for every age

Theater, game room, arcade, lawn games and a sledding hill for the kids. The hot tub and fire pits are for the grown-ups.

Stocked for a crowd

A 120-cup coffee urn, serving dishes, punch bowl, extra ice maker, and a folding table and chairs. Holiday-sized meals without improvising.

Hosts who handle the details

Owner-hosts, not a management company, with a local team of trusted friends who clear the snow and keep everything running. We answer fast, usually within the hour.

Moments our guests take home

  • The whole family packed into the theater for movie night, with the kids up front
  • The hot tub after dark at 7,450 feet, far from city lights, with snow on the ground
  • S'mores and stories around the wood fire pit
  • Kids sledding the back hill while the adults watch with a cup of coffee
  • A holiday meal for 14 or more, set up buffet-style
  • Neighbors' horses wandering by: a "we're really in the country" moment

Meet Mike & Michelle

We designed and built this house ourselves and raised our kids in it. When the kids flew the coop, Mike had a chance to stop traveling and work in Hawaii. The kids said "GO!", so we did. But we love this home too much to let it go. We're keeping it for our eventual return to Colorado, and until then we share it with families like yours.

Between Michelle's years in the classroom and Mike's decade of business travel, we know what makes a stay feel easy. This is still our home, and we treat every guest like family. Even from Hawaii, we're hands-on, and we answer messages fast, usually within the hour. On the ground in Colorado, the house is cared for by a team of personal friends, not a management company. Our cleaner is someone Michelle knows from her school, and our maintenance man is the son of an old friend, who can fix just about anything. Booking direct means you deal with us, not a call center.

This Airbnb was more than a dream it was an absolutely unforgettable experience! Every detail was thoughtfully curated, and the property was even more beautiful in person than we could have imagined. From the stunning surroundings to the warmth and elegance of the home, everything felt truly exceptional. It was the perfect setting to create memories we will cherish forever. We couldn’t have asked for a more magical stay and would recommend this property a thousand times over. Also the views absolutely stunning and Michelle went above and beyond as a host for us!

We had an amazing 5-day stay at this Airbnb! The house was exactly as described and was perfect for our group. We loved that each family had their own floor, complete with their own bedrooms and bathroom, which gave everyone plenty of space and privacy. The kids had a blast playing Pac-Man, basketball, and ping pong, while the adults enjoyed relaxing in the hot tub and gathering around the fire pit. The beautiful scenery made it even better! The location was also great for exploring the area. We visited the Cheyenne Mountain Zoo, Garden of the Gods, and Pikes Peak, which was only about 45 minutes away. We would definitely recommend this home to others and would absolutely stay here again. It was a wonderful place to make family memories! ⭐️⭐️⭐️⭐️⭐️

We celebrated my parents 50th wedding anniversary with all families meeting there for quality family time. It was perfect! Lots to do, we cooked a lot and had everything we needed! There was also so much to keep the kids busy. Hot tub, pool ping pong, yard games, s’mores! It was perfect for our family! Highly recommended! Owners were very flexible and were very responsive to all of our messages! Everything on site and advertised was just as it was! It was perfect!

We loved our stay! This is the best stocked airbnb that I’ve ever stayed at. They thought of excellent details to the well equipped kitchen, laundry and bathroom amenities with sensitive skin soaps, and even things like extra chairs. Our family loved the movie theater and hot tub and little touches like kids toys and games. I’ve stayed in many Airbnb’s and this was a great stay. Thank you Michelle for being a welcoming host and we would definitely rebook in the future.

We stayed at this home with 5 families- including three 2-year old toddlers, and two school-aged children. The space was great for our group and we could all comfortably enjoy shared spaces. We ate most meals at the house and cooked quite a bit. The kitchen was well stocked and we appreciated all of the extra books, games, and activities for all ages! We drove to Garden of the Gods (about 30 min) and Cave of the Winds (about 40 min)- both very beautiful outings. The property and surroundings are stunning and the home was clean and organized. Would highly recommend for a group stay, with families and little ones!

I can’t say enough wonderful things about this home! Our family has been staying in rental homes for the last 13 years for our annual family vacation and this property was one of the best we’ve stayed in. There was plenty to do to occupy all 4 generations and the house was one of the most well stocked homes we’ve ever visited. Michelle was very friendly and her communication was top notch. I would definitely recommend this property to others staying in the area!

Michelle is a fantastic host! From the very beginning with selecting the property, to giving us a an early check in and throughout the check out process. The property is stunning with rolling prairie backyard views and Pikes Peak views on the front porch. The amenities are endless. We really enjoyed the natural fire pit and the front porch with a gas fire pit where watching the sunset was breathtaking (not from the 7,400 ft elevation that the house is located at). There is ample space with the bedrooms. The kitchen was perfect with numerous burners. Several clean bathrooms that were perfect for a large group. We would certainly return to this property in the future! Michelle is one of the most communicative hosts we’ve ever met!

Frequently asked questions

Good to know before you book

How many people does Aspen Leaf Estate sleep?

It sleeps 14 in real beds: 3 kings, 2 queens and 4 twins across 6 bedrooms. Air mattresses with bedding and 2 port-a-cribs are available for extra guests, up to 15 guests total.

Where is Aspen Leaf Estate located?

The home is in Black Forest, a quiet, wooded area of northeast Colorado Springs in El Paso County. It sits on 5 private acres at 7,450 feet. The exact address is shared after booking.

Does the house have a hot tub?

Yes. The hot tub seats 7 or more adults and sits on the covered lower patio, right outside the game room's walkout door.

How many fire pits are there?

Three: a wood-burning fire pit on the lower patio, a propane fire pit on the upper deck next to the gas grill, and a propane fire pit on the covered front porch.

Is Aspen Leaf Estate good for families with young kids?

Yes, many of our guests are multi-generation families. We provide 2 port-a-cribs, a high chair, a booster seat, baby gates, kids' dishes, books and toys. The acreage is open and not fenced, and the hot tub has no gate, so please keep an eye on little ones outside.

Is this a good place to stay for a wedding?

Yes, as a place to stay. Wedding parties and families often stay here for weddings at nearby Black Forest and Colorado Springs venues. Every family gets its own space, and the fire pits are perfect after the reception. Because of our insurance, the wedding itself, including the ceremony and reception, can't be held at the house. Nearby venues include Black Forest by Wedgewood Weddings and The Lodge at Cathedral Pines (about 10 minutes away), Flying Horse Resort & Club (about 15 minutes), and Pinecrest in Palmer Lake (about 25 minutes).

Is the house good for a corporate retreat or team offsite?

Yes. Teams use it for retreats, planning sessions and offsites. There's fast Wi-Fi, a dedicated workspace, desks in several bedrooms, and a big dining table and great room for working sessions, plus a game room, hot tub and fire pits for downtime. Business meetings are for the group staying at the house. If you'd like to bring in additional people, please ask us first.

Is it a good base for youth sports tournaments or golf trips?

Yes. Colorado Springs hosts youth tournaments year-round, and Denver-area complexes are about an hour away, so team families can stay together instead of splitting across hotels. Golfers have several public courses close by, including Antler Creek, Pine Creek and Gleneagle, all within about 15 to 25 minutes of the house.

Can we host an event or party at the house?

No formal events, and weddings can't be held at the house because of our insurance. Smaller gatherings may be allowed with prior approval, so please reach out before you book and tell us what you have in mind.

What are the check-in and check-out times?

Check-in is at 4:00 pm and check-out is at 10:00 am, with a 2-night minimum stay. If you book direct, you get the earliest check-in and latest checkout available for your dates at no additional charge, depending on our cleaning schedule. Check-in is self check-in: your door code is texted the morning of arrival and works until check-out.

Are pets allowed?

No, pets are not allowed at Aspen Leaf Estate.

How many cars can we bring?

Parking is for 5 vehicles, on the concrete pad or gravel drive. If you need more, please reach out to us. Please never park on the grass, because there are well, septic and sprinkler lines underneath.

What is winter like at the house?

At 7,450 feet, Black Forest often has snow when town doesn't. Our local team plows the driveway and clears the walkways and hot tub patio when possible, and we leave shovels for guests. Walkways can be icy, so a vehicle with good snow tires or all-wheel drive is a smart choice in winter. There's also a sledding hill out back, and we supply the sleds.

Is there Wi-Fi and a place to work?

Yes. The home has Wi-Fi and a dedicated workspace, plus desks in several bedrooms.

Is there a washer and dryer?

Yes. The washer and dryer are in the scullery off the kitchen. It doubles as the laundry room and coffee bar, with a sink and extra counter space.

Are there cameras on the property?

Exterior cameras cover the front entrance (Ring doorbell), the driveway and the backyard. The garage, which is closed to guests, also has a camera. There are no cameras inside guest spaces.

How far is the house from the airport and attractions?

Approximate drive times: the U.S. Air Force Academy visitor center is 15 to 20 minutes away, Garden of the Gods about 30 minutes, Colorado Springs Airport about 35 minutes, the Pikes Peak Cog Railway in Manitou Springs and the Cheyenne Mountain Zoo about 40 minutes, and Denver International Airport about 1 hour 15 minutes. The closest big grocery store, the King Soopers Marketplace at Flying Horse on Highway 83, is about 15 minutes away.

Is the house accessible?

There's a disabled parking spot and a lit path to the guest entrance. The home has three levels connected by stairs. The primary king suite and the twin room are on the main level.
